POSITION SUMMARY

Bolt Farm Treehouse is looking for a results-oriented, extremely driven, leadership-focused Sr. Construction Manager to oversee and facilitate the company’s expansion at its flagship location on Whitwell Mountain, then expanding into several new locations around the USA. The mission of this role is to build the world’s best glamping development machine by maximizing all efficiencies throughout each build. Your goal will be to ensure all construction projects are completed on time and to Bolt Farm’s luxury hospitality standards of excellence.  Unlike hotels built in metro areas where supplies and labor are plentiful, building in gorgeous remote areas present a new array of challenges. If you are a resourceful problem solver and you do whatever it takes to keep the job on the critical path, this position was designed for you.

Careful with details, construction ideology, and local codes, yet aggressive about rapid implementation and operational efficiency, the ultimate candidate will loath routine work and thrive in a more intense, sprint-paced environment. Speed to completion is your M.O. Simply put, you love your work, you are competitive, and you are best-in-class at planning, executing, and managing the trades required to get the job done.

Not for everyone, but perfect for the right person; this job requires living on or near the property during construction, estimated to last 4-6 months. We drive hard and at full speed during construction, then we exhale, rest and celebrate the victory once it’s complete. Days off and the occasional long weekend are permissible during the building phase. You will be able to take PTO after construction is complete.

It’s a big job with a lot of responsibility and big rewards for successful outcomes. Keep reading if you have what it takes to get the job done…

Let's be honest, most people don't have the grit, work ethic, and drive to be on a championship team. But if you do, you're probably tired of working on a losing team, and we welcome the opportunity to hear about how much ass you can kick.

“FARM-STRONG” VALUES WE WORK & LIVE BY:

  • Best is the standard.

  • Honesty & integrity always win.

  • We are growth-minded & hard-working

  • We work with urgency and efficiency as a close team.

  • We communicate with radical honesty.

  • We celebrate every victory.

QUALIFICATIONS
We value work ethic, coachability, growth mindset, and past results significantly more than your degree (or lack thereof), GPA, etc. Have you delivered quantifiable results in a similar role in the past? If so, that’s what we’re looking for. This opportunity is available for a proven leader with a positive “whatever it takes” attitude with a track record of driving & delivering impressive results.

Inspiring Leadership: Your commanding presence inspires confidence. When you speak, people listen (think Jocko Willink, Elon Musk, Serena Williams). A direct, effective, and inspiring communicator in both written and oral form - you magnetically attract support for ambitious projects. Your servant leadership, dedication, and sacrifice for the team inspire respect. You can bulldog if you need to, but your primary method is diplomacy and persuasion. A loyal, hardworking, high-performance team is your greatest reward. You are as competitive with recruiting and team building as a college football coach.

Extreme Drive / Pace Pushing: Your timeline is not limited by conventional thinking, and you help others raise the bar for what is possible. You hate bottlenecks and obstacles to progress and completion. You joyfully work with extreme speed and urgency because you believe life is too short to waste it on being average, and you were born for greatness. You don’t accept “No” for an answer. You relentlessly find the “Yes.” You do whatever it takes to get progress unstuck, and you don’t quit until the job is done. You find creative ways to inspire the team to push pace. You love your work, and blasting through bottlenecks brings you joy. Superior execution in record time makes you proud of your work.

Efficiency Expert: Your competitive spirit drives you to execute at the highest levels of efficiency. You are process minded and constantly looking for ways to make every step of the building process more efficient. You routinely think about the most efficient way to get projects done. You ask challenging questions of everyone involved to determine the best course of action; then you ensure everyone has clarity on the most efficient course of action by documenting & reminding everyone of the most efficient way to stay on the critical path. This role requires you to have excellent time management skills. The ability to meet deadlines is critical.

Master Planner & Manager: You live by the 5 P’s. You revisit the schedule daily. You know that schedules only work if everyone involved is committed to hitting their marks, so you get firm commitments from everyone and hold people accountable. You do whatever it takes to stay five steps ahead of your team, clearing the path for them to make their greatest contribution. Simply put, anything left in your care will be thoughtfully planned and well executed. You manage projects as if they were your own. You spend money as if it were your own. Finishing projects ahead of schedule brings you joy and satisfaction.

RESPONSIBILITIES
You must be a self-driven A-player who is confident in your ability to produce the following results:

  • Lead and inspire your team and everyone involved to work with purpose to complete each phase of construction in record time. Make it fun, challenging, and rewarding.

  • Swift execution of all pre-construction planning & permitting materials

  • Create detailed bid packages for all trades.

  • Recruit, negotiate and hire all needed trades ahead of each build, clearly defining the scope of work, schedule, and critical path for the project in detailed, signed work agreements. Then, enforce accountability with all trades on a daily basis.

  • Identify, engage and manage contractors and manufacturers to complete each project.

  • Enforce full adoption of BuilderTrend construction software by the entire team.

  • Document daily learning, stuck points, and ways to improve our efficiency.

  • Find reliable sources for all materials that are durable, cost-efficient, made in USA/North America, energy-efficient, and local, if possible.

  • Find ways to decrease on-site carpentry needs via prefabricated solutions that you source.

  • Work with the Financial Controller to prepare and submit budget estimates, progress reports, change orders, and cost tracking reports.

  • Creation of new SOPs (Standard Operating Procedures) and systems related to your role.
