Do not always assume that just because you have been provided with the written details of a property by an agent or landlord that it will meet your requirements. Ask yourself: if you move there, will you spend a fortune going to see your friends or going to college? Is there a bus route nearby? How safe is the area after midnight? If you have any doubts, phone the agent or landlord before going to look.

Turning up at a property without an appointment does frequently work but bear in mind the inconvenience you may cause any current tenants. Don’t be surprised if they won’t let you in. If there is a lot of competition for the property, you may find the landlords or agents will be more willing to deal with you if you have been polite enough to make arrangements with them beforehand.

Once there, take some time to make sure you look at the overall package and don’t be blinded by one good feature. A house with a Jacuzzi may be the envy of your friends but it isn’t much good if the rest of the house is uninhabitable. There are many things you should check as you are wandering around and remember that it may be possible to negotiate some improvements with the landlord before committing yourself to a contract.
