Rental Application
Thank you for requesting an application! NOTE: Please don't submit an application unless you are ready to sign the lease because I do require a holding fee with your application.

I don’t want you to have to fill everything out and pay the fees unless you can get approved, so here is the Tenant Screening criteria to assess whether your application can be approved:

Let me know if any questions come up! If there’s something you’re unsure whether you could get approved, I'd be happy to discuss, there’s sometimes options to get you approved (like increasing the deposit, or writing a letter of explanation).

Here's an overview of the process :
1. Each member of the household 18 and older completes the application individually.
2. Email me (hvanduker@gmail.com) copies of driver's licenses to verify identity and copies of 2 most recent pay stubs to verify income and employment (or CPA-prepared current financial statement plus 2 years tax returns, or 3 month statement from savings account with 12 months rent in savings).
3. Please review the lease and feel free to ask any questions at all before sending the holding fee.  The fee amounts referred to in the lease template vary by property, so if you have any questions of the exact amounts at the property you are applying for, please ask about them before submitting your holding fee.  You can review the lease and other documents here:

4. Even if you do not have any animals, please complete the pet screening by going to https://heathervanduker.petscreening.com/ . Please be sure to read through the policy and select the appropriate link to screen your animal(s) or verify you do not own any animals.
5. Submit the holding fee (equal to one month of rent). You can venmo @heather-vanduker. This becomes your security deposit once your application is approved, and is refunded if I can't approve your application. The only situation where it wouldn't be refunded is if the application has been falsified or if your application is approved but you change your mind about leasing the house.  This secures the house for you and tells me you're serious about wanting the house; after the holding fee and complete application is submitted, the house is yours (pending my due diligence).

Once these 5 steps are completed, I'll review your application and usually can get you approved within 1-3 days (references are usually the bottle neck, so please give them a heads up to expect me to contact them).
