- If you are want to find the best deals in the neighbourhood of your consideration and are happy to pay a small premium to secure yourself a massive bargain, then this is for you.
- If you want the assurance that you got the best bang for your buck, then this is for you.
WHAT YOU NEED TO KNOW:- Our objective is to help you get to the goal of purchasing the property you are looking to purchase as quickly and as efficiently as possible by minimizing the time, effort and eliminating the tediousness of finding a "buyable property.
- This can only be achieved with clearly defined objectives.
- Property searches ideally take a minimum of 2 weeks and a maximum of 6 weeks.
- By completing this form, it is presumed that you will be available on demand, within reason, to view and confirm specifications of available properties at the time of the search.
- Commissions chargeable to the buyer shall be the lesser of either 2% of the agreed property purchase value for the property being closed on; or, 2% of the upper purchase price spending limit value stated herein.
- Price limits established herein must approximate to the fair market values of existing property offers for similar properties in the market at the time the property search is being requested. For example, if fair market value for a half-acre plot in Karen is Kshs. 35M, then the upper and lower price purchase spending limits cannot deviate more than +10% or -10%.
- Costs of Search: 30% of the Commission (based on the upper purchase price spending limit value stated herein) is payable at the time of commissioning the search; and the balance is payable at the time of the signing of letter of offer.
- Indemnification: By completing this form, you agree to indemnify all costs of the search, irrespective of whether or not you will close on a property, subject to a minimum of Kshs. 30,000.00.
- This service is offered on consultation and is priced at Kshs. 5,000, payable upon submission of this form. Consultation will usually happen in the form of either in-person meeting or online meeting. Once you submit this form, we shall contact you within 24 hours of receiving your response.
