General comments or concerns related to Cherrywood & the LDC?
1. We are concerned about the preservation of natural character (trees, creeks, pocket parks, regional parks, wildlife). The natural character here is slowly lost as trees or wildlife are removed and green spaces are used more but unmaintained. There are not many opportunities to add new green space. 2) We are concerned about the compatibility of new growth with residential character (aesthetics, height, adverse impacts, adjacency of like zones/structures). Compatibility issues are mostly design related. Problems don’t manifest until post-occupancy so won’t be enforced by City. Residential character can be lost quickly. 3) We are concerned about the stewardship of existing housing stock, historic houses, and affordable rental units in particular (existing duplexes). Demolitions are difficult to manage unless in a historic district. We want to discourage accelerating the displacement of current renters and owners from this housing stock. We want to encourage generational accessibility for families.  We recognize these concerns have been manifesting across East Austin for many years and impacting many neighborhoods more deeply than Cherrywood.  [[[OK as is, Exclude completely, or Edit like this]]]

4) We are concerned that LDC changes will occur disproportionately within the neighborhood.  Change on corridor facing lots will be slow because these will be larger projects, more permits, more details to manage, etc. However, change on interior streets will be rapid and may happen in a leapfrog pattern because new entitlements will require little wait time or review.  [[[OK as is, Exclude completely, or Edit like this]]]
4A) Goal: Balance accommodation of ongoing and anticipated new growth with preserving the existing character of Cherrywood (supporting UBC NP Goals 1 & 2) [[[OK as is, Exclude completely, or Edit like this]]]
4B) Goal: For near-term change (from 2020-2025), focus on non-residential parcels adjacent corridors where large opportunities exist. The existing UBC NP already addresses several of these areas, including: the Manor Road corridor (Obj.2.2); the IH-35 corridor (Obj. 2.4); the Delwood Shopping Center and U-Hall location at the north east corner of E. 38 ½ St. and IH-35 (Objs. 2.5 and 2.6); and Airport Blvd. corridor (Obj. 2.9).       [[[OK as is, Exclude completely, or Edit like this]]]

5) We are concerned the new housing won’t actually include substantive affordability because affordability is not hard wired into the LDC and is too reliant on incentives and developers opting in. [[[OK as is, Exclude completely, or Edit like this]]]

7) We are concerned the mobility within and to/from our neighborhood will worsen (parking, transit, pedestrian walkability and cyclist safety) because City currently has problems keeping up with growth and maintenance of infrastructure and parking issues; and Project Connect still needs to pass. 8) We are concerned property taxes and rents will continue to go up, but maybe faster because the urban core is a hot market and as properties are purchased based on the increased LDC entitlements, those sales prices (not the eventual sales or “comp” value of whatever is built next) will create a rising ripple effect on other properties and rental rates.  [[[OK as is, Exclude completely, or Edit like this]]]
