I want to share something important with you. I make a 100% commitment to my clients. All I ask is that they make a 100% commitment to me. How do you feel about that?
100% commitment means that I am going to go above and beyond for you throughout the entire process. I am going to make sure that you receive all the best care and honest advice while we work together to find the home that suits your needs on your timeline and financial goals. I want to makes sure you understand that I will give you 100% commitment and all I ask is that you give me the same commitment in return.
I’m not sure if you are aware that there are over 130 steps in the buying process from the time we meet here today to the time you close on your next home. The great news is that I have a team and systems in place for each step along the way to make sure every detail is being attended to. For example, I operate a listing service notification that will provide you with real-time alerts for every property you would have an interest in so you see it first before the general public. Yes, even before seeing it on Realtor.ca you will see it first. We have a team of allied resources from mortgage professionals, lawyers, expert purchasing clauses, home inspectors, and even contractors that are readily available to help along the way to make sure your best interests are being met.
What I like to do with all my clients is have an agreement of loyalty. All it's saying is that we are going to work together, that you would like me to work in your best interest, and you’re going to deal with me honestly and fairly, and I am going to deal with you honestly and fairly.
Here are the Brokerage obligations. To treat you honestly and fairly, help you with your financing options, to make sure you understand the contract and clauses, what your options are during a negotiation, negotiate on your behalf and not the seller or seller’s agent, and of course to make sure you are being looked after in your best interest at all times.
Your job is basically the same thing. Be upfront and honest with me. Be loyal to me and that's all I'm going to ask of you. If there is something you don’t like, come and talk to me about it. If you don’t like the properties that’s okay they’re not mine. Again my job is to help you get through this process.
There are a few things you do need to know. The first thing here is I could charge a retainer fee for a client to have my services. To be honest I have never done that and truly feel I don’t deserve to be paid until I have actually completed the process. Does that sound fair?
So how do I get paid? The loyalty agreement authorizes me to legally represent you and I am going to ask the seller to pay me to help you. How amazing is that…you don’t pay me and the seller does. Please understand that typically when a seller is in a multiple listing service they have already agreed to pay a fee to me so you don’t need to worry about it. Typically builders have already agreed to pay, and in most cases, most for-sale-by-owners will pay a fee for my services as well.
The only thing you need to be aware of is if you go out looking at properties without me or you start to negotiate without me and they don’t want to pay me because they didn't realize I was part of the transaction, you may be obligated to pay that fee at that time. Basically, this means we are going to be in a monogamous relationship for a defined period (this is determined together and unilaterally decided by me), hang-out together (specific to real estate of course), and be honest and upfront with each other because I don’t want you out there jeopardizing yourself because my job is to protect you. Does that sound fair?
What if you start to feel uncomfortable working with me. All I ask is that you come and talk to me about what you are experiencing and how it's making you feel and give me a chance to fix it first. I am not here to put a chain around your neck. I want you to be happy in the process. I want a client who is happy working with me and I am happy working with them. If some reason we decide we cannot work together will part as friends…is that sound alright?
I offer a cancellation policy, no questions asked. Simply let me know who you would like to hire as your next agent and their brokerage name and I will prepare the transfer paperwork right away. Again, all I ask if that you give me an opportunity to fix things first.
