UP-FRONT JOINING FEE

If you enter the programme, you will be required to pay an up-front joining fee of R36 000 as an investor. This can be paid in two instalments before occupation.

Rent2buy will conduct an affordability and propensity analysis on each investor as the investor is responsible for the payment of the rental and levies.

YOU CAN LET OUT THE APARTMENT AND COLLECT THE RENTAL

Rent2buy must pre-approve each sub tenant. A sub tenant must pay a deposit of R12 000.00

HOME LOAN

If you raise a bank bond and buy the apartment earlier, this fee will also be credited to you.

If you default on payments or other commitments this fee will not be repayable.  

TRANSFER COSTS

No transfer duty is payable.

Transfer and bond registration fees & costs is payable in the future by the buyer when he/she takes transfer.

SUMMARY

With Stay to Own investors pays a reasonable occupancy fee, which increases annually by a reasonable percentage, for 15 years. The Investor Tenant then has an option to buy the apartment for R1000.

The Stay to Own occupant can at any time over the 15 years raise a bank mortgage bond and accelerate the option to buy.

The amount that will be paid for the apartment reduces every month over the 15 years until at the end  that amount is paid up and R1 000 is the last portion paid to settle the purchase price.
