STOP
REDWOOD LIFE!
Longfellow
and PGIM developers are proposing to redevelop the existing office park located
on Marine World Parkway between Bridge and Shell Parkways. The project will be
called Redwood LIFE Evolve. The developers plan to demolish 20 two-story
buildings and replace them with 15 five and six-story buildings over a period
of 10 to 20 years.
We
oppose the project for the following reasons:
1.
The Redwood LIFE developer will
demolish 20 existing two story office buildings and construct 15 five and six-story
buildings. Marine Parkway will look like Foster City. The current open, low
rise office park will be replaced by closely packed high rises (see pictures
attached).
2. Redwood Shores will live with heavy construction traffic, construction
noise and disruption for 10 to 20 years.
3. The office space will increase from less than 1,000,000 square feet to
over 3,300,000 square feet. A new hotel will also be built. The development
will house 6,909 employees, who, because they work in biotech, will largely not
work from home. Heavy morning and evening commute traffic will crowd Marine
Parkway and Bridge Parkway.
4.
The existing office park was built on
the site of a municipal waste landfill. The construction of tall buildings will
require piles and excavation that penetrate the clay cap sealing the landfill.
We are concerned about the release of methane and other toxic materials.
5.
The size of the
proposed new buildings will destroy the peaceful ambiance which now exists in
the neighborhood.
The demolition of the existing office park
that has an abundance of potential of life science space in a residential area
is wasteful and unnecessary. The existing modern buildings completed only 20
years ago, can be renovated, and used as biotechnology facilities. The primary
goal of the Redwood City government should be to protect the quality of life of
its residents.

Development Project proposed.
