2024 Abbotsford HOA Nomination Form
The Nomination Committee has been formed (per Article VI, Section I of the by-laws) and is accepting nominations for the 2024 Abbotsford Homeowners Association Board of Directors. Board positions assigned after election are: President, Vice President, Secretary, Treasurer & Member-at-Large. 

Please consider volunteering for service on the Association Board of Directors for the 2024 year. It’s a great opportunity to gain leadership experience and serve your neighborhood at the same time.

If you would like to nominate yourself or another Abbotsford homeowner, please fill out the following form.
  • Be sure to get approval from the person you are nominating prior to submitting the nomination from.
  • All persons nominated must be homeowners
  • Annual Assessments must be current
  • Applications will be accepted through November 15, 2023

Overview of Board Member & Committee Member Responsibilities


Specific duties of the Board of Directors include:

Collect Annual Assessments
     Establish billing procedures & collection efforts
     Design & maintain record keeping procedures
     Initiate past due collection procedures
Correspond with settlement offices when homes are sold & refinanced
Keep detailed records of property ownership
Receive Complaints, Concerns & Questions from homeowners
     Return phone call & email correspondence
     Offer clarity on By-Laws & Deed Restrictions
Disseminate Information to homeowners with regard to our By-Laws & Deed Restrictions
     Compose newsletters & neighborhood emails
     Maintain & update website
     Manage Facebook page & post updates
Collect mail from PO Box
Purchase office supplies
Pay monthly bills & make deposits
Maintain PayPal account
File Annual Franchise Tax
Process Architectural Review requests
Hold Annual Meeting
Prepare agendas, host & attend Board meetings
Be responsive to Board emails in between meeting dates
Collect board nominations, prepare ballot & process board elections
Provide Maintenance & upkeep of the common areas
     Secure landscaping bids
     Contract & liaise with landscaping contractor
Consult with lawyers in reference to By-Laws when needed
Consult with The City of Newark
Upkeep of Abbotsford signs & lighting
Enforce restrictive covenants per Article XIII, Section 2 [a] as outlined in the Deed Restrictions of Article X, Section 4 [a-p]

Architectural Review Committee
  • Receives and reviews all application submissions
  • Evaluates all requests and takes into consideration: aesthetics, suitability of proposed structure, color scheme, site location, harmony with surroundings & outlook from adjacent or neighboring properties while keeping in mind the nature of the development scheme
  • Consults with committee members to determine status of application
  • Provides Homeowner with any feedback on application and next steps
  • Keep records of all applications
     Expectations of Committee Members
      Receive & review applications in a timely matter
      Physically visit site of proposed change to make a fair evaluation
      Objectively evaluate all proposals and make fair decisions
      Deliver ARC forms to homeowners who have begun projects without submitting an application
      Correspond with committee members via email or in person if needed
      Communicate with homeowners via email, phone call or in person

Maintenance Committee
  • Oversee maintenance & upkeep of the common areas
  • Secure landscaping bids
  • Contract & liaise with landscaping contractor
Welcome Committee

Joining the Welcome Committee is a great way to meet your new neighbors and to help start the relationship with new homeowners off on a friendly note by extending a nice gesture of friendship. Our welcome packet ensures that all new homeowners have immediate access to information regarding our Homeowners Association.
