With a goal of attempting to limit unnecessary exposures due to the ongoing Health & Safety concerns with the lingering Covid-19 pandemic, we are instituting the following prequalification process.  If you are interested in the unit for rent, please read the detailed, descriptive specifics about the apartment, and our non-discriminatory eligibility requirements towards an approved rental situation.  If after understanding the unit specifics and rental requirements you still feel you’d like to pursue scheduling a showing, those instructions will be listed below later in this prescreening exercise.

For Rent is a 2 bedroom, 1 bath apartment in a small, multi-tenant/unit building located in Brookfield IL.  Beautifully located across the street from Kiwanis Park & very close to the Brookfield Village Hall/Police Department.  The BNSF train line is only about a block away making this a perfect location for all that both the suburbs and the city has to offer!  This is a non-smoking unit – although the entire building is not yet smoke-free.  Tenant is responsible for on-time, full monthly rent and utilities (electric, gas, cable/internet/phone).  The outside grounds, common area building maintenance, lawn/landscaping, snow removal, water & garbage service is handled by the building manager.  The property is professional managed by an Illinois Licensed Real Estate Managing Broker.

Monthly rent begins at $1260, for up to 2 persons residing in the unit.  The use of a shared, on-site washer & dryer in the basement is optional, for charge. Each apartment unit receives one parking permit for use in the shared, non-assigned, non-reserved, first-come/first-served  off-street parking lot.  On street parking right out in front of the building is allowed-subject to Village residency and fee/permit restrictions/rules by the Village of Brookfield.

We do have established financial rental requirements towards securing a rental unit.  We begin the rental relationship on a month-to-month basis to ensure the situation works out for both of us – but we do prefer long-term, stable residents.

Some of the rental requirement highlights are:
A ‘good’ Credit Score; this usually equates to a scoring value of approximately 670;
Verifiable income of approximately 3-times the monthly rent, or in this case, ~$3700/mo or ~$45k/yr.
Verifiable and on-time rental payment history;
Ability to contract utilities in your name;
No recent bankruptcy or eviction filing;
A current, unexpired Governmental issued picture ID;
A valid, governmental issued Social Security Number;
Current, stable and verifiable employment history.
