Railroad Square has always had a vibrant community of artists, unique local businesses, creative entrepreneurs, and community-minded organizations.  We have extended The Art District vibe to other properties within a short walk down FAMU Way (Railroad Village, Railroad Crossings, & Art District Collective).  

Obviously, there is a lot of demand for our spaces because we do our best to keep spaces affordable and our communities creative and inspirational. We like to think of ourselves as a local incubator for artists, organizations, and creative entrepreneurs.

Although we rarely have vacant spaces for rent, when we do we try to fill them with New Members that would really ADD to the attraction and "cool factor" that is The Art District. NOTE: our rental rates start at $6/sqft (per year) and that doesn't include utilities or sales tax.  Some of our rental rates are as high as $15/sq.ft.  We all want "more space" but how much do you really need to be successful?
How much are you BUDGETING for your monthly rent?
Read above, our rental rates start at $6/sqft (per year) for basic warehouse space and go up to $15/sqft (per year) for nicely finished retail or restaurant space. This doesn't include sales tax (7%) or utilities (most are in your own account name with the city which you pay yourself).  An example might be a 800sqft warehouse that is renting for $8/sqft would breakdown like this: 800sqft * $8 per sqft / 12 months =  $533/monthly rent + $25 in fees * 7% sales tax = $597 per month all in. Our smallest spaces rent for around $300 / month with most of them in the $600 - $900 range and some bigger spaces $3000+ per month. Given this information, please understand that if your budgeted amount (below) is way too low for your requested amount of square footage (above) then we will likely not reach out to you as your cost expectations are just too clearly unreasonable. Thank you for understanding. We love to build a creative community with you all, but we can't do that without charging sustainable rental rates.
