In partnership with the Bend Chamber of Commerce, Kôr Community Land Trust is piloting its Workforce Housing Program during the homeowner selection of its next affordable housing community on SW Poplar Ave. The Bend Chamber of Commerce is sponsoring four of the seven homes in the Poplar Community thanks to financial support from Providence Health Plan and local Bend businesses. Kôr will give preference to employees of partnering employers during the housing lottery of its Poplar Community. To qualify as an employer partner, employers must meet the following requirements: - Must be located in Bend;
- Must be willing to cover $2,500 in closing costs for each employee, if selected;
- Must have employee race/ethnicity demographics that are equal or more diverse than the City of Bend MSA. (Bend, OR has a population of 102,059 based on the American Community Survey; Estimates in 2021 show a population of 91.3% non-Hispanic, white and 8.7% non-white).
- Must have employees who have been employed FT with the company for at least a year.
- Employers must employ employees that meet Kôr's Homeownership Program Policy under application, as follows:
Household income is stated to be within specified limits for the housing opportunity. For Poplar, household income must be be between 65%-80% of the Area Median Income for Deschutes County in 2023;
Homebuyer must obtain a pre-qualification letter from one of Kor’s lender partners for a traditional mortgage covering the stated Affordable Sale Price, currently estimated at $250,000 but subject to change;
Homebuyer must qualify as a First-Time Homebuyer;
Homebuyer must provide documentation for $5,000 in liquid assets available for closing costs and earnest money; and
Acknowledgment of the Homebuyer’s responsibility to cover all closing costs and that Kor cannot guarantee the existence or availability of any assistance programs.
