Clear selection
Offer Amount *
Enter the amount you want to pay for this property without decimals, commas, or dollar signs. Just the number. This is the amount that will show on your offer.
Earnest Money Amount *
Earnest money is money that you pay shortly after you make an offer to show your commitment to the offer. It is usually between .5 and 1% of the offer amount. Earnest money is held by the title company and is usually refundable until all of your contingencies have expired or the agreement states otherwise. Earnest money is applied toward the purchase price at closing.
How much are you putting down?
How much money will you bring to the closing toward your offer amount. This would be the offer amount minus your  earnest money and loan amount. It could also just be a percentage. So you could answer $10,000 or 20% of the price of the home. This number does not need to be exact as it can be adjusted during the period prior to closing.
Do you choose to do a home inspection? *
IMPORTANT - It is highly advisable to have a home inspection to protect you from defects in the home that you may not find unless it is inspected by a professional. Home inspections range in price from $325 to $550 depending on the square footage of the property. We have found them essential in most transactions.  If you do not have a home inspector, we are more than happy to recommend several to choose from. We do not benefit financially from those we recommend.
Notes Important To The Offer
Please let us know if there are any special things that we need to know. For example, if there is a shed and you want it included, or that you want carpets cleaned before closing, or if you want an appliance to remain with the property.
