Preliminary data request to underwrite 30 year loan on a rental property non owner occupied investor loan for 1-4 unit residential property. Cash out Refinance allowed, No Junior Lien, No construction reserves.
Leasing Status: Leased, with at least three months in the remaining term unless the tenant has been in place for at least six months
Property Debt-to- Gross Rental Income: Maximum of 90% calculated as the monthly property expenses divided by the monthly income Monthly Property
Expenses: The sum of monthly principal, interest, taxes, insurance premium, and HOA dues, if applicable
Prepayment Penalties
No partial repayments are allowed. A prepayment penalty will be assessed if the principal
balance is repaid within the first three years according to the following schedule:
• 3% of the principal balance if within the first year from origination
• 2% of the principal balance if within the second year from origination
• 1% of the principal balance if within the third year from origination
• 0% thereafter
Bankruptcy: At least two years removed from dismissal or discharge of bankruptcy
Asset / Income Verification: Not required
Recourse Recourse required for all entity borrowers
