15. Parking.

Each Parking Unit shall be used for parking operable automobiles and for no other purposes, subject to such reasonable rules and regulations as may be adopted by the Board. Campers, trailers, recreational vehicles, and other types of non-passenger vehicles and accessories, including boats and snowmobiles, shall be stored in outside parking spaces only upon written consent from the Board. Parking locations and rules are determined by the Board of Directors. The Board may authorize such vehicles and items parked in violation of this provision to be towed and any such towing charge shall be charged to the unit owner. If the owner does not pay the charge there can become a lien on the Unit Owner if they own the vehicle or item or their Occupant owns same. Vehicles without proof of registration from the State, those that are inoperative, immobile or junked cars and other vehicles may remain in the parking area for no longer than one (1) day without the prior consent of the Association. No such vehicle shall be parked or stand in the street in front of the building unless such vehicle is the property of the Unit Owner or the Occupant.

(b)All vehicles must be registered with the Association with associated fees paid within a timely manner or vehicles can be subject to towing after three (3) consecutive days.

(c) Guests are permitted to park in the outdoor parking lot for no more than three (3) consecutive days. Any longer stays the Owner or Occupant must notify the Association or the vehicle is subject to towing as referenced above. A form can be found on the Association’s website.

(d) No vehicle belonging to a Unit Owner or to a member of the family or guest, tenant or employee of a Unit owner shall be parked in such a manner as to impede or prevent ready access to another Unit Owner's Parking space. Motor vehicles are not permitted to drive on any lawn, sidewalk or other Common Element not designed for driving. Motor vehicles are not permitted to park on any Limited Common Element.

(e) As of October 2012 an area in the northwest area of the Stonebridge Condominium parking lot was labeled and set aside for the parking of trailers and boats. The area is available for trailers and boats between the dates of April 1 and October 31 of a given year. It is first come first served and parking of non-motorized vehicles as described herein is prohibited in other areas of Stonebridge's parking lot. Vehicles stored in this area need to be registered and all associated fees paid. Vehicles violating the parking rules will be subject to towing and storing at the owner's expense.

(f) If the Board recognizes that an Owner or Occupant has broken any of the above rules they are subject to a verbal warning, fine, or loss of parking privileges.
