THE TENANCY DEPOSIT
It is a legal requirement for any deposit taken from the tenant to be protected in one of the three Government approved tenancy deposit schemes. We use the TDS tenancy deposit scheme to protect our deposits. Please confirm whether you would like us to protect your deposit in our tenancy deposit scheme, or whether you are registered to protect your own deposit and wish for us to send the deposit monies onto you for protection. *
ADDITIONAL INFORMATION
The most common type of tenancy agreement is an Assured Shorthold Tenancy Agreement (AST) You can grant a tenancy of this type for up to 3 years without executing it as deed. During the fixed term of a tenancy you can not give notice to your tenant (unless under exceptional circumstances) or increase your rent. We recommend granting a tenancy of no more than 6 or 12 months initially to ensure that you are happy with the tenant, the tenant is happy with the house and we are in a more flexible position should your circumstances change. After the fixed term ends, if the tenant does not vacate, the tenancy will automatically roll on a periodic basis unless a new fixed term tenancy is granted.
