I/we fully understand that it is our obligation to assign the suite and are responsible for advertising and showing the suite to prospective tenants.

I/we understand that any applicant is subject to the approval of the Landlord and must submit an application with the required security deposit to Sunrex Management Ltd. (Applications are not considered complete unless accompanied by a security deposit and first month’s rent) considered complete unless accompanied by a security deposit and first month’s rent)

I/we are aware that we will be held responsible for all monies owing (ie: rent, parking, etc.) for the remainder of the lease term or until a suitable assignee is approved.

I/we agree to pay Sunrex Management Ltd. an assignment fee of $75.00 (non-refundable) with the submission of this application.

Upon submission of this application, I/we acknowledge that Sunrex Management has the right to enter the suite for purposes of showing prospective tenants and/or to perform maintenance or repairs that may be required. (Though management has the right to show the suite to prospective applicants should they inquire, it is still my responsibility to actively search for and find a suitable assignee to take over the lease).

It is my/our responsibility to inform the office prior to the end of my/our tenancy if we have postdated cheques at the office. It is my/our responsibility to end automatic payments through the Resident Center before moving out.

Sunrex Management as per the Residential Tenancy Branch (RTB) may not accept an assignment for 3 months or less. You will be required to find a new tenant to take on the remaining months plus the following year as stated on your renewal.
