Relocation Survey.
2020 has brought many curveballs. We’re excited to say 64 Main Street will now have Kookie Kutter as a neighbour as they expand their business. In light of this, John Lafford has offered us the opportunity to take the old Kookie Kutter space at 18 Lorne Street, and renovate it to our liking for significantly less rent (while keeping our Daybreak Building and with opportunities to expand to 16 Lorne Street). The choice is up to us!

On July 21st The Sackville Commons Co-op board voted in favour of moving, considering it is of benefit to our mission & mandate, our finances and help us future-proof our organization.

Though it is ultimately a board decision, we're a community-facing co-operative!
We shall make our final decision on Tuesday, July 28th but want to offer space to consult our membership and community beforehand.

How do you initially feel about the possibility of The Commons relocating to Lorne Street?

Considerations
PROS:
- Our rent is slated to increase up to $1000 per sq foot in August.
-For nearly 1/2 our usual rent, we could have a similar-sized space that would be renovated to our purposes and keep our "Daybreak" building (the former police station). With the possible rent increase, it would be 1/3 the cost to use Lorne Street.
-John has agreed to add a patio facing the Ducks Unlimited marsh, back patio door, wheelchair accessible entrance, repaint the outside & inside, change some floor and ceiling etc.
-Unlike 64 Main Street, we could own the building eventually and own our capital improvements to the buidling. We currently pay $30 000 rent plus utilities a year.
-Though in a flood-prone zone, Lorne Street project will have flood mitigation, and Kookie Kutter is one of the few buildings on Lorne Street that doesn’t have a basement.
-There is a large Attic for storage/renovations available.
-If we need to get more meeting spaces and offices, we could eventually build to add 16 Lorne or out buildings to our spaces.
-Kookie Kutter intends to eventually expand in the next few years. Additionally, their operations will be busy, automated, smell (delicious!) and may affect the heat regulation And comfort of  our current spaces.
-We can take our large heat pump from Renaissance Sackville with us.
-There are windows!
-We can retain board meeting space in Daybreak, and build smaller rooms or expand further for private spaces.
-There are more opportunities for grants if we can renovate the building and/or eventually own the building.

CONS:
-Moving is hard and costs money, time & energy.
-We would be further from University, arguable from ‘downtown’
-Slightly smaller square footage and some support beams in the space.
- Loading bay room and other renovations needed
-Not currently ideal for The Farmer’s Market
-Lorne Street is a flood zone.
-We would be further away from our meeting rooms & Daybreak building
-Currently fewer bathrooms (one bathroom vs.two stalls.
-Would need to build more of a community kitchen (both buildings currently need kitchen renovations)
-We are not sure what the heating costs of Lorne Street will be, since we won’t be running ovens

We must decide ASAP — so we decided whether we will move in September & October. The Commons is not a building, it is an organization. Though we have enjoyed our home at 62 & 64 Main Street, it was once a run-down building that we put our dreams into. Before we decide our next steps, we want to make sure we are serving our community and giving the best value to our members.
