Thank you for your reservation with Canyonlands Lodging. You will surely enjoy your stay and activities while visiting Southeastern Utah.

Please read this carefully for acceptance of our policies.

RESERVATION ADVANCE PAYMENTS: Reservations made more than 30 days before your arrival date require an advance payment of 25%. Reservations made within 30 days of your arrival date require a 100% payment to confirm your reservation.

CANCELLATION/REFUNDS/MODIFICATIONS: All reservations are cancellable and fully refundable 30 days before your check-in date minus a 10% reservation fee. Reservations canceled more than 14 days before arrival will receive a 50% refund. Please note that we cannot provide refunds for channel service fees, credit card fees and hold full discretion on how to interpret these fees. For refunds for channel service fees you must contact the online travel agency with whom you booked. No refunds will be issued for any cancellations made within 14 days of arrival. If you feel you may need to cancel outside this cancellation policy we strongly urge you to purchase travel insurance. Please note that when shortening reservations the same credit card and Online Travel Agency fees will apply, not a lesser amount for these fees.

All cancellations are refundable, less a 10% reservation fee,  if canceled more than 30 days (for cabins) or 90 days (for lodges) prior to the scheduled check-in date. All cancellations must be made in writing (email preferred). For cancellations less than 30 days (cabins/homes) or 90 days (lodges) before the check-in date, any and all payments are forfeited, unless dates are booked and paid for again by another party. (“Cabins/homes” include Ranch Cabin, White Pine Cabin, Canyon View Cabin, Bunkhouse Cabin, Four Corners Loft, Moab Guest Cabin, Moab Rockhouse, Elk's Grove, Mountain View, etc... “Lodges” include Blue Mnt. Lodge, Camp Jackson Retreat, Grist Mill Lodge, Lasal Mountain Lodge, etc...).

ALL-SEASON TRAVEL INSURANCE (ASTI): If you are concerned that you may need to cancel due to an unforeseeable event, we recommend you purchase the “All Season Travel Insurance, (ASTI)”, which is made available to you from the time of your booking. This coverage can be purchased up until the final reservation payment is made, or 30 days prior to arrival, whichever comes first. If a booking is made within 30 days of the scheduled arrival date you may purchase the insurance the day of the booking only. Your ASTI policy will be issued to you as soon as the reservation is confirmed.

PAYMENTS: Payment in full is due 30 days before your check-in date. Payments made by credit/debit card may be subject to a 3.5% booking fee (American Express cards are 3.9%). All third-party booking fees from such as Booking.com, Airbnb, etc are included in the rental rate quoted therein. If you wish to pay via check or money order, please let us know in advance to ensure the time for payment to arrive. If payment for the remaining balance is not received by the due date, we will charge your credit card after 10 days if we are unable to contact you.

PETS: Due to pet allergies of some guests, respectful pets are allowed ONLY at certain properties and only with prior authorization from Canyonlands Lodging. Non-shedding hypoallergenic pets may be considered in the other locations with prior authorization. A pet fee of $30 per pet per stay will apply. A maximum number of 2 pets are allowed at any of the locations mentioned above and must be disclosed before your arrival. Additional charges may apply for cleaning and deodorizing linens, blankets, pillows, and furniture if pet hair or dirt is allowed on them. All pets must be kept on a leash while outdoors, and under no circumstances may any pet be left unattended for any reason while you are away from the residence.  If pets are allowed inside any other rental unit other than those aforementioned, or if a pet is left unattended for any reason, or if there are more than 2 pets in your party, you may be charged additional fees for damages not to exceed $250. Leaving a pet alone can be very destructive to floors or furniture unless it is in a locked pet porter.

SMOKING: All of our properties are non-smoking including e-cigarettes and vaping. If you smoke, please do so at least 15 feet away from any open door or window. All cigarette butts must be disposed of properly. If you smoke inside the unit, an immediate $250 charge will be made to your card or account, and you will be asked to vacate the property, thus forfeiting all reservation monies.

NUMBER OF GUESTS: Our Cabins and Lodges have rates for the number of guests. During the booking process, we ask for the correct number of guests coming. If guest count changes, please notify us prior to your arrival. If your party arrives with more guests than are disclosed on the reservation, you will be charged double the standard rate of $10 for each additional guest per night, Please disclose the accurate numbers of guests and advise us if it changes. You will receive by email 5 days before your arrival a welcome and guest count request.

ACCIDENTAL RENTAL DAMAGE INSURANCE (ARDI): You have the option of purchasing Accidental Rental Damage Insurance (ARDI). ARDI covers you in the event any damage is caused ACCIDENTALLY while you occupy the property. For $45 the ARDI provides coverage for you up to $1,500 for cabins, and $69 covers you up to $3,000 for lodges. This is very affordable, and with this Insurance, you and your traveling companions will not be obligated to pay for accidental damage to the rental unit you occupy, unless the damages exceed the coverage amount. ARDI must be requested before your date of arrival. Your ARDI policy will be issued to you automatically via email as soon as the reservation is paid-in-full. You must notify us of any damage or theft to the unit during your occupancy (before check-out), or this insurance is void and you will be held legally responsible for any damage to the rental unit/property. We reserve the right to charge your credit card, giving notice for any damages not disclosed to us prior to your departure.

RENTAL TERMS: Canyonlands Lodging reserves the right to change or alter any reservation and issue any refund in the event a property becomes unavailable for rent. In this event, we would use our best efforts to secure an equivalent rental property for you. If this is not possible, we reserve the right to cancel the reservation and return all monies to you.
Under no circumstances will any compensation be granted to a guest, beyond the paid reservation amount. Guest agrees to allow Canyonlands Lodging managers, trustees, and/or repair personnel the right to enter the rental unit due to the following:
a) To make necessary or agreed repairs.
b) To supply services/materials requested or necessary.
c)  In case of an emergency, we reserve the right to enter at any time for the purpose of safekeeping or prevention of further damage. Note: Please notify Canyonlands Lodging if you will be absent from the property for more than 24 hours.


CANYONLANDS LODGING RESPONSIBILITIES:
a) We provide you the booking to occupy the unit as per this agreement, for the specified number of days paid for.
b) The individual property owners for each rental unit provide and maintain all appliances and all facilities. Canyonlands Lodging will not be liable for the interruption of these services that are beyond our control. We will also not be responsible for interruption of utilities including but not limited to electricity, water, gas, internet, TV channels, etc. beyond our control. Please promptly notify Canyonlands Lodging of any problems, as our goal is to keep you safe and comfortable. You may not end this agreement or request a full or partial refund due to these interruptions. We will always do our best to resolve any issues in a timely and reasonable manner.

GUEST RESPONSIBILITIES:
a) Notify Canyonlands Lodging promptly of any defects or problems.
b) Use the unit respectfully as a vacation rental; you may not use it for any unlawful, improper, or offensive purpose.
c) Furniture is not to be moved within or from the unit.
d) No one under the age of 18 may be left unattended at any time in the rental unit.
e) Pets are allowed in this unit or on the property, only according to allowed units and the “PETS” section of this agreement.
f) No smoking within the unit.
g) Follow the house rules/regulations posted inside the rental unit.

MISCELLANEOUS:
a) This confirmation is binding upon both parties at reservation confirmation.
b) Changes of Dates: The Canyonlands Lodging booking manager must be notified of any changes as soon as possible.
c) You must leave the unit on the date and time designated unless arrangements are made on the invoice. You hereby authorize Canyonlands Lodging to charge your credit card for any extra time in which you occupy the unit, 50% of the daily rate beyond your scheduled time of departure of 10:30 AM. Departure after 1 pm constitutes a full days charge.
d) Abandoned possessions: We are not responsible for any personal items left in the unit. We will be happy, if items are found, to mail them to you and collect the shipping and handling fees from your credit card.
e) The unit may not be sublet or assigned to another person or party without the prior written consent of Canyonlands Lodging. You hereby authorize Canyonlands Lodging to charge your credit card, with notice, for any necessary additional fees, including the number of guests exceeding that which is listed on the reservation, damages, stains, excessive cleaning/laundry, re-arrangement of furniture, replacement of missing items from the unit, excessive soiling of towels, linens and/or carpets, costs of cleaning beyond the normal, costs to replace keys, and/or misuse of items belonging to the property.

STANDARD DISCLAIMER OF LIABILITY / LIABILITY WAIVER: All liability, whether incidental or consequential, is assumed by you the renter (GUEST). GUEST holds Canyonlands Lodging and the mother company, Canyonlands Guest Lodging Business Trust, its Trustees, managers, contractors, insurers, and/or employees exempt from any and all liability for any inconvenience, injury or death, resulting from your occupancy and/or use of any of the properties involved (ie: Building, Land, Lake, Facilities, etc.). Inherent dangers exist in the use of any property or building and all liability is agreed and accepted by you, the renter (GUEST), for yourself, your family, your guests, and all minors. GUEST assumes all liability for any damage or claim on the premises during the term of this Rental Agreement. GUEST, for themselves, their families and other guests, and their respective heirs, personal representatives, successors and assigns, do hereby release Canyonlands Lodging from any and all liability of the use of rental property, and Canyonlands Guest Lodging Business Trust, and it’s respective partners, directors, trustees, officers, agents, employees, insurers, attorneys, successors and assigns from all claims, demands, cause or anything whatsoever resulting from or in connection with the use of the rental property of this agreement, including without limitation, any claim, demand or cause of action for personal injury or death and any cost and expense resulting from any claim, demand, suit or cause of action which may be asserted.
