Qualification Standards for Prospective Residents
EACH APPLICANT MUST PROVIDE THE FOLLOWING:
  1. Picture Identification (driver's license, non-driver's ID, government ID, passport)
  2. The most recent pay stub or other proof of income.  Self-employed individuals must provide a copy of the previous year's federal income tax return (or statement from CPA or attorney) for verification.
  3. Verification of present address (driver's license, mail, other)
  4. Proof of valid Social Security Number (Applicants in the United States on a work VISA must provide VISA)
  5. Non-refundable $35.00 processing fee (Cash, Money Order, or Electronic Payment)
*Each person to be listed on the leasing/rental agreement must compete an application and submit the processing fee.
EQUAL HOUSING:
We do business in accordance with the Federal and Maryland Fair Housing Acts. We do not discriminate on the basis of race, color, religion, national origin, sex, age, marital status, personal appearance, sexual orientation, gender identity or expression, family responsibilities (particularly the number of/or whether a person has children,) political affiliation, disability, physical handicap, matriculation, familial status, source of income or place of residence or business, status as a victim of an intra-family offense or any other basis protected by applicable federal state or local fair housing laws.
APPLICANTS:
Applicants must be 18 years or older and must complete an application in its entirety and all information must be true, accurate, complete and verifiable. Applications containing untrue, incorrect or misleading information will be declined.  
CRIMINAL BACKGROUND:
Authorization must be given for a background check to be performed by a creditable agency.  
CREDIT CHECK:
Authorization must be given for a credit check to be performed by a creditable agency or through verification using credit references.  
INCOME REQUIREMENT:
All applicants must attest that they are able to make the monthly rental payment. Applicants with insufficient income will be declined.  
In order to comply with federal and local fair housing laws and to avoid allegations of discriminatory practices, under no circumstances whatsoever, will exceptions be made to these policies.
