Considering whether or not to accept a tenant with a pet can be a difficult decision for a landlord, as they invest a lot of time and money in their rental property.

But to make it work for both you and your landlord (and your pet). Give us as much information as you can.

Some landlords are pet friendly and some are not they worry (sometimes unnecessarily!) about Flea infestations, pet hair, dirt and strong odours are all a worry to landlords where pets are involved.

If you offer to have the property professionally cleaned at the end of the tenancy it’s another confirmation of your reassurance to the landlord. As such we will amend the Tenancy agreement to include this as a condition this on the tenancy agreement.

Wellbank recognise a responsible tenant is a responsible tenant regardless of having a pet or not. By adopting a pet-friendly approach, we can easily increase demand for our Landlords properties  whilst at the same time increase properties for our potential tenants.

Other terms you should know.-

WHEREAS, the tenant desires to keep a certain pet(s) described below on the said property and the Assured
Shorthold Tenancy Agreement specifically requires the agreement of the landlord to allow pets on the premises; the Assured Shorthold Tenancy Agreement will be amended to grant such permission to the tenant.(subject to landlord approval)
The tenancy agreement will be amended to have a pet clause to include professional cleaning and other terms when the tenancy ends even if it wasn't professionally cleaned when you moved in.
You will be required to provide an invoice from the cleaning company before your tenancy will be closed.

There Will be a £50.00  charge to make the necessary amendments and administration.
This charge will be payable with the balances required ie rent and deposit.
example Rent £500.00 Deposit £500.00 tenancy agreement pet amendment clauses £50.00 Total cost to move in £1050.00.
